The Luxury Home Phenomenon
Updated: Saturday, September 04, 2010

The real estate market has suffered tremendous losses in property value and amount of sales while instances of foreclosure have risen substantially. In the midst of these troubling times, one market has remained relatively unscathed by housing crisis woes. The luxury market through thick and thin has remained viable for fluent business. Sales and property value in the luxury market has not spiked nearly as bad as that of other market. So what is their secret to success?

Fisher Island for example, is one of the most exclusive luxury residential islands in the country selling homes to people in the top bracket of personal income all around the world. From CEOs to celebrities and occasionally even royalty, Fisher Island homes have cultivated an image of top shelf luxury. That image has led to overwhelming demand for Fisher Island homes and Fisher Island condos. Even in a market where demand is plummeting, the insatiable demand for Fisher Island property cannot be quelled.

The luxury property buyers market is much broader than most people think. Potential buyers can come from different cities, states or even countries depending on where the property is located. There's an emerging trend of foreign buyers in the U.S. that has added an extra boost to the luxury market. Conversely, luxury real estate ownership has its limitations other than the obviously difficult affordability.

The luxury market challenges are generally stiff negotiations.  Buyers and sellers can often be distant due to their busy schedules, but final payment is normally a smooth process. In fact, over fifteen percent of luxury home buyers purchase a home without the help of a loan. This makes property ownership exponentially less complicated. If they do opt to use bank loans, luxury home buyers generally have the sort of credit that is conducive to low interest rates and subsequently more manageable payments.
