The Design and Development Board (DDB) is pleased to provide this fourth report on the current state of each Master Plan project.
Beach Club permitting is well under way and we will be receiving competitive bids from 5 General Contractors on February 2nd 2009. We are holding a design competition for furniture selection and layout and will exhibit the results in the Master Plan office. The Beach Club will close immediately after Easter and re-open for Thanksgiving. Arrangements for a temporary Beach Club and food service are being handled by Larry Brown and his team.
The Golf Clubhouse
will be renovated in 2010.
The Golf Course
lighting will be examined when the Tennis Court lighting and FICA's lighting program have all been finished.
The Golf Course Training Facility
will be done when we work on the Golf Clubhouse.
The New Club Offices
on the 3rd floor of Marina Village 3 have been renovated, enabling the ground floor space previously occupied by Membership and accounting to be vacated for the new Trattoria in January 2009.
The Maintenance Center in the center of the Golf Course is being studied by Larry Brown and his team for actual needs before we proceed to the design stage. This will be a 2010 project.
Hotel Suites
The first six Cottages are being delivered back into service progressively during the next month. Rosemary's Cottage, North and South Cottages as well as the block of five rooms adjacent to Cafe Tangier are all being given to three local designers in competition with one another. We are expecting originality and creativity. All should be back in service during 2009.
Marina
This project has been completed. We are particularly pleased with the restoration of the Rotunda in the center of the Residents Marina.
Spa
The final team that will develop all the details for Spa Scheme 4 is being assembled. We will report on our progress during 2009, with implementation expected in 2010.
The Tennis Courts
lighting is being completed.
The Tennis Club Conference Center
is being studied for operational requirements and we anticipate this being a 2010 project.
Town Center
The plans for building out the new Trattoria are advancing. We have invited specialized restaurant designers to produce designs for the overall look, feel and furnishings. We are also asking them to take a close look at Porto Cervo, where the restrooms and bar areas are very tired, as well as the flooring throughout. The "center block" (comprising the old Trattoria space, restrooms, coin laundry and the Island Market) is being carefully studied by Larry Brown and his team before we proceed to design the renovations. This will be a 2009 project.
The Mansion, Courtyard, Hotel Reception and adjacent areas
We are gratified with Members' comments on the work we have done in 2008 to the Courtyard and Garwood Lounge. We have recently received the Equity Board's consent to delete the construction of a new Grand Entrance Lobby and also to postpone the structural enclosure of City View Cafe. We will continue with renovations throughout the Mansion and adjacent areas during 2009.
Generally. We are targeting cost savings throughout; however, it is too soon to gauge how much overall savings we are likely to achieve between now and the end of our task in 2011.
As our work for 2008 draws to a close, we would like to thank the retiring Equity Board Members, Michael Ashkin and Stan Smith, for their most valuable contributions to the work we are doing. We look forward to continuing to work with Karen Frana and Tony Fano as well as the incoming new Board Members.
Sincerely,
Anthony Hai, Jack Loeb, Tom Murphy, Jeff Spragens
